Closing The Deal

This is the culmination of the buying process. You've already started packing, the movers are scheduled… Congratulations! You are almost a property owner!

Final Walk-Through Inspection: A few days before you take possession of the property, we visit the property together one last time. This final visit ensures that the property's condition meets your expectations compared to its condition when you made your offer. We take a copy of the repairs we requested following the inspection to be certain all issues have been attended to. We make a final checklist for any last minute details the seller may need to address prior to closing.

Home Services and Utilities: You need to change the services and utilities into your name: We can provide you with a list of phone numbers to call the local utilities and services providers, to put everything under your name as of the date of your closing. Be sure you cover all of the utilities – gas, electricity, water, trash collection, cable etc.

If Things Get Complicated: Sometimes everything does not go according to plans. This is when you really need an experienced real estate agent. Possibly something doesn't work in the new house, or the seller cannot move to their next home as scheduled; there are many variables. We have been through this countless times and have a number of strategies and options to smooth out this transition as much as possible for you.

The Closing: When your transaction is nearly completed, the attorney will provide you with a “Closing Statement” also know as a “HUD” that details all of the financial details of you home purchase (i.e., pro-rations on property taxes and all of the transaction-related costs). We will review this with you to be sure it is accurate. While at the closing, the attorney will have you sign the final documents, including loan documents (“deeds of trust”). You will need to have certified funds for any money due at the time of closing and a picture ID (drivers license) so the attorney can notarize your signatures. When everything is complete, the attorney will record the transaction at the County Courthouse and you will become the official new owner.

Keys: We will coordinate the delivery of your keys to coincide with the recording at the County Courthouse . Occasionally a seller will not object to you receiving the keys at the closing table.

Celebration: Congratulations! You are now the owner of your new home. There was lots of work leading to the purchase but now the true work begins as you turn your house into a home. Enjoy!
