Important Questions To Ask A Potential Agent:

  1. Look for a full time agent. Find out how many transactions they close each year. With Realty World – United you get two agents instead of one. Together, we help 40+ families each year sell or buy their new homes. We both work full time as agents and keep unbelievable hours!!! You will not find more dedication to clients, or agents that care more.
  2. Ask for a list of homes they've sold and for references from past clients. We can provide both and have many client testimonials listed on our website for you to read. A nice thing is that the testimonials were not solicited, but were taken directly from notes sent to us by our clients!
  3. Interview more than one agent. Are they familiar with your neighborhood? What do they recommend you do to prepare your home for sale? It is very important that you feel a good rapport with your agent. The best way to be sure you are a compatible match is to speak with them – in person if at all possible. You'll know soon enough who you want to work with while selling your house. Look for an agent that does not expect you to sign listing papers during your first meeting. It is very rare for a home to be ‘market ready' during the initial meeting with an agent. If the agent trusts you to list with them once your home is ready, they will offer suggestions to help you prepare your home for the market before they insist you sign papers. Agents are required to submit new listings to the MLS service within 2 days of your signing papers. Often your very best potential buyers come early… don't risk turning off a potential buyer by not having your home staged and ready to be viewed.
  4. Find an agent who is tech-savvy: today's transactions move at internet speed. We are always accessible to our clients as we are never without our phones (and there are two to choose from) We have internet access wherever we go - including the car, we use high speed scanners to convert paper documents into PDF's for email purposes and we use GPS in all vehicles. Our website is user friendly and the search tool we chose for searching MLS listings is one of the best in the business… it even maps and uses satellite imaging to help buyers check out properties. You may find someone our equal but not our superior!
  5. Ask how much time the agent will have for you, and if they have a licensed assistant: Successful agents are often the most efficient, and can afford to pay a knowledgeable assistant who will always be available to answer your questions. In our situation, you actually have two licensed Brokers working with you and answering your questions. We do use an assistant to help with graphic and bookkeeping needs, but the people you want to speak with are Steve and me – and that is who you will reach. When you do get our voice mail, we get back to you as soon as possible. You can always call the alternate number so if one of us is busy, the other is most likely available.
  6. Ask the agent specifically how they will market your property. We explain our marketing plans when we meet but, needless to say, they are extensive. Some of our favorite clients have nick-named us the “Extreme Team”.
  7. Does the agent return your calls promptly? Time is money when attempting to sell a home. When calling, most of the time you will get through to one of us. Our cell phone numbers are freely given and our phones are never turned off. We have been known to both be on the phone at the same time but we will call you back as soon as we hang up. We check email frequently, even while in the car. You will hear back from us in a timely manner.
  8. Complex issues will arise over the course of selling your home. You should feel comfortable that your agent is willing to explain everything to you until you completely understand the issues. Ask yourself how many agents have spent the time and money to construct a website to explain the home buying and selling process as clearly as ours does. We believe that one of our primary responsibilities to our clients is education and are happy to provide you a resource for the information you need to successfully sell or buy your home. Compare websites of other agents you interview and draw you own conclusions.
  9. Finally, a good agent will spend more time listening to you and asking you questions about what you want, rather that talking about themselves. Pick an agent with whom you feel comfortable. If you have been thinking of selling your home then you've probably been looking at other agent's websites. We have tried to create a useful website with resources to aid in your search. Zillow.com is a site that many people are relying on it to determine the value of their home. If putting a value on your home were this easy, the appraisers would all be out of business. Zillow's information is interesting, but rest assured that appraisers will be around for a long time.

How Are Agents Paid? Real estate agents are not paid until you have successfully sold your home and typically, they are paid a percentage of the property's final selling price. Real estate commissions are negotiable in North Carolina . The commission will depend on the type of property you are selling, anticipated sales price, type of agent you hire and the level of services the agent provides. Generally, the commission you pay is split between your listing agent and his brokerage agency as well as the agent representing the buyer and their brokerage agency. Keep in mind that as your agents, we pay for all of the costs associated with marketing your home.

What About Price? When we have our initial meeting with a potential client the first questions are “What do you think my house will sell for and how much money will I make?” Many agents talk potential sellers into listing with them by promising to sell their home for prices that are sometimes 20% over what other agents are telling you. Do not allow yourself to get fooled!!! The most important factor to remember is that though the agent may help you set an asking price, it is the market that sets the selling price. Save yourself the heartbreak of multiple price reductions and the frustration of useless ‘showings' wasted on buyers that determine as soon as they enter your home that it is overpriced.
